What to Expect During a Roof Replacement

Nearly every property owner will be faced with the task of replacing a roof at some point or another. While the thought of dealing with a roof replacement might be overwhelming and stressful, we want to make the process as simple and smooth as possible. Contractor Validation

The very first part of replacing your roof is hiring a qualified roofing contractor. This means choosing a team that is licensed, insured, and trustworthy. Experienced contractors will be well-equipped to make sure everything runs smoothly during the process. Regardless of whether you choose your own contractor or find one through a recommendation, you should still check that they have the proper credentials. Contact the licensing board and see if the contractor is on that list (we sure are)! Also, we recommend checking the Better Business Bureau to see if there are any customer comments, complaints, or legal action that has been taken against the company.

Roofing Estimate

We will happily visit your property, take a look at your roof, get some measurements, and give you a free price estimate. This includes a breakdown of all the upfront costs, the labor prices, a breakdown of any problem or challenging areas, as well as a starting and ending date. This is the time to ask your contractor about any additional changes that could pop up, including cleanup costs and the price of disposing of the old roof. These prices may not be listed in the estimate. Also, your contractor will provide samples of the materials they use and recommend which would be best for your home.

Replacement Permits

The final step you need to take is acquiring a building permit. You can see if your contractor can get it for you, or if you will need to do it yourself. You cannot skip this step, as you need an inspection once the roof is installed to make sure it complies with the building codes in the area.

Roof Repairs

Just because you are getting a new roof doesn’t mean there won’t be any repair work to be done. Occasionally, we will find damage underneath the current roofing material. We can’t see these problems during the initial inspection; they are only visible once we pull up the existing roof. If you choose us, we will let you know about these problems should we find any. This will allow you to make an educated decision about what needs to be done to ensure the strength and longevity of your new roof.

If we should find any hidden damages, it does cost extra to take care of. Some possible issues could include rotten wood that has begun to affect the deck or beams’ stability, leaking around the roof vents or chimney, or not enough flashing on your roof in general.

Pets and Family Members

With contractors and builders running all around your property, make sure that everyone in your home understands the dangers that can come with this kind of work. Your contractor will have a safety procedure in place and plenty of supervision to make sure that everyone working on the roof is safe. Your job is to keep kids and pets inside or off the property altogether when the team is working on the construction.

Time

How long will a new roof take? That all depends on the size of your home, as well as what roofing material you chose to be used. However, on average, roof replacements can take anywhere from three to five days. If any additional issues pop up during construction, or if there is a problem with inclement weather during installation, that can make the project last a little bit longer.

Clean Up

After everything is installed, the contractor should make sure that all the old roofing is taken off of the property and disposed of. This includes every nail, shingle, and bits of wood that could be left behind. This is for everyone’s safety, especially you and your family’s!
